M&E Design & Sustainability
SDA worked alongside the client and design team to prepare the mechanical and electrical services requirements for the scheme. SDA prepared all deliverables to a RIBA Stage 4 (detailed design) via the use of BIM which was used for by the design team just for co-ordination purposes. SDA worked using the common data environment and the BIM execution plan to ensure the model was fully federated prior to the main works package being procured on a design and build basis, using the NEC3 form of contract.
Our appointment involved us taking a ‘fabric first’ approach for optimising the U-Values to reduce heat loss, carry out modelling of the windows for Building Regulations Part L compliance, review of the external lighting to mitigate the risk to the bat population, design the extract canopy systems for some of the tenants such as Nando’s and Burger King and design the electrical infrastructure to support the latest technology enhancements in vehicle charging stations.
Incoming utility supplies were a key issue due to the project location, this was challenging task with the new gas supply being connected 11km away, SDA was actively involved in the process of providing the required support to not only the end client but each tenant as required from inception to handover of the project.
